Standard Desk Review (Desktop Valuation 2006)
The Standard Desk Review is a review of an appraisal received from a lender. The reviewer decides whether the opinion of value presented in the appraisal is reasonable. This review does not include an inspection of the subject property and comparables; however, the sales price of the property and comparables, date of sale, GLA, and lot size are verified.

Standard Enhanced Desk Review (Desktop Valuation 2006)
The Standard Enhanced Desk Review is similar to the Standard Desk Review. The difference is that up to 3 additional comparables and a location map are included in the enhanced review.

Standard Field Review (2000-One-Unit Field Rev 2005)
The Standard Field Review is a review of an appraisal received from a lender. The review decides whether the opinion of value presented in the appraisal is reasonable. This review includes an exterior inspection (from the street) of the property and comparables. Also included in this review are photographs of the front, street, and fronts of comparables, as well as verifications of the sales price, lot size, GLA, and date of sale for the property and comparables.

Standard Enhanced Field Review (2000-One-Unit Field Rev 2005)
The Standard Enhanced Field Review is similar to the Standard Field Review. The difference is that up to 3 additional comparables and a location map are included in the enhanced review.

Standard Field Review with Interior Inspection (2000-One-Unit Field Rev 2005)
The Standard Field Review with Interior Inspection is a review of an appraisal received from a lender. This review establishes whether the opinion of value presented in the appraisal is reasonable. This review includes an interior and exterior inspection of the property, as well as an exterior inspection (from the street) of the comparables. The reviewer also includes pictures of the subject’s front, street view, and interior as well as the sales comparable's front. The lot size, sales prices, GLA, and date of sale for the subject property and comparables are included.

Appraisal Update and/or Completion Report (FNMA 1004D)
The Appraisal Update and/or Completion Report is conducted by the same appraiser who performed the original appraisal report. The update occurs when repairs or other incomplete items have been completed. This appraisal update will note whether or not the repairs or items were completed and if there are additional repairs or items that need to be completed. This update provides the lender with a means to discover the current construction status without having to pay for an additional appraisal.
