How does the ordering process work?
1. Placing requests for a residential appraisal anywhere in the country is simple using your Collateral Headquarters user name and login. Please refer to Lender Logins on www.landmarxsolutions.com for more information to sign up as a new lender or as an existing client.
2. Complete the appraisal request form in it’s entirety and submit the request.
3. Payment is due at the time of the appraisal request from the lender or borrower.
4. Once the payment is received we'll place your request with one of our approved national appraisers.
4. You will be updated through your CHQ account throughout the process until the appraisal is complete!
Can I place my order by fax or phone?
With Landmarx Solutions we prefer that all requests are placed through CHQ.

Do you have an appraiser in my area?
Landmarx Solutions has a network of over 5,000 approved appraisers all across the nation. You can request an appraisal in any of our coverage areas. Please refer to our coverage map.
I cannot upload the sales contract or additional documents. Can I fax or email it to you?

What is the fee for an appraisal?
The pricing for appraisals varies on the county the property is located and the type of appraisal being requested.
What is the turn-around time?
Landmarx Solutions makes sure the appraisal request is placed and scheduled within 24 hours of receiving the appraisal request with payment. As soon as the property is inspected, we typically have the final appraisal within 48-72 hours.
If you would like the appraisal request rushed, please indicate when ordering the appraisal and additional fees may apply. If a rush is needed after ordering the appraisal request, please update Collateral Headquarters as soon as possible or you may contact your area representative.
Do I really have to pay for the appraisal up front or can you invoice me?
Landmarx Solutions is not able to invoice the appraisal request due to the large volume of appraisal requests we handle. Landmarx Solutions requires the appraisal fee to be paid in full at the time you place your order. Having the appraisal fee paid in full at the time the appraisal request is placed assures you that the appraisal request will be assigned to a local appraiser as quickly as possible. This also may discourage the borrower from choosing to switch to another lender at the last minute. With the guarantee that you will not be left responsible for the appraisal fee if you are unable to close the loan.
Can you make an exception for me and invoice the appraisal fee to be paid out of closing?
Landmarx Solutions will not make any exceptions to our payment policy due to the large volume of appraisal requests Landmarx Solutions handles.
Can I place a rush order?
If you would like the appraisal request rushed, please indicate when ordering the appraisal and additional fees may apply. Please understand the appraisal fee will need to be paid in full before the appraisal request is assigned to a local appraiser. If a rush is need after ordering the appraisal please update Collateral Headquarters as soon as possible or you may contact your area representative.
Let your borrower know to expect a call from an Appraiser within 24 hours. Please make your borrower aware that they may need to adjust their schedule to the appraiser's availability, or should make other arrangements to have someone let them in the property.
- When requesting a full interior/exterior appraisal explain to your borrower that they will have to provide the appraiser access to ALL interior and exterior areas of the property.
- Landmarx Solutions requires double checking all the information before submitting your order:
- The borrower's name and the contact person must be correct in spelling.
- Make sure the property address correct as an incorrect address will delay the process.
- Please provide a couple of working phone numbers or email address for the contact.
- If your appraisal order is for a purchase, did you attach, fax, or email a copy of the sales contract?
- Are you requesting the correct appraisal report? Confirm with the underwritrer to make sure you know the correct form number and any extra forms that are required to close the loan. (ie, 1025 Multi-family 2-4 unit properties, 1004C manufactured homes, and non-owner occupied property appraisals will need to include 216-operating income statements and 1007-rent schedules.
- Is a cost approach or income approach required. Check with the underwriter before you order to avoid delays.
- Please advise your borrower of possible delays in the closing of their loan if they delay the inspection date and time or missing their scheduled appointment.
Can I cancel my appraisal request anytime throughout the process?
You are able to cancel your appraisal request anytime before the property has been inspected. Once the property has been inspected depending on how much work the appraiser has completed, if not all of the work required to complete the appraisal report Landmarx Solutions, Inc. will need and expect to collect an appraisal fee. Let your borrower know that the appraiser completing the appraisal must be paid for services rendered regardless of whether or not you are able to close their loan, and inform them if you consider them responsible for the appraisal fee. Please be aware that an appraisal request is a legal contract and that the client or individual and the employer of the individual requesting the appraisal shall be legally responsible for the appraisal fee. Please make sure payment arrangements are made with the borrower before the appraisal is requested, and your borrower is aware and agrees they are responsible for paying for the appraisal fee.
I have an underwriting condition. Where do I send it?
Please submit the exact condition through CHQ in a message for that specific order and we will send the request to the appraiser. These conditions will need to be requested as clearly as possible, preferably in a bullet point format. There are no extra fees for conditions or revisions to be completed, unless the appraiser has to make an additional trip back to the property for any reason. It is our goal to return all revised reports within 24 hours of receiving the condition. If the condition requires additional work or research and it will take longer than the 24 hours to complete, we will inform you of the additional time required through CHQ.
